Episodes in the series address the modes of angel investing in a company during its early stages, the opportunities and perils of crowdfunding real estate investments, the money-raising entity’s perspective, and a close look at crowdfunding options under federal and state law.

The first episode of the Equity Crowdfunding series, Title III, Regulation A+, and State Crowdfunding Regimes, features Moderator Chris Cahill of Lowis & Gellen. He is joined by Jordan Fishfeld of CFX Markets, Andrew Stephenson of Crowdcheck, Amy Wan of CrowdfundingLawyers.net and Alex Davie of Riggs Davie.

“Crowdfunding” is an elastic term, covering general solicitation of accredited investors as well as equity investments in private companies available to all investors (Title III). Private companies within certain size limits may be able sell shares to all investors under Regulation A+. State crowdfunding laws may complicate the picture or afford more opportunities, or both. Panel discussions will look at a range of “crowdfunding” topics.

Each episode will be engaging, sometimes humorous, and filled with conversations designed to entertain as it teaches and will be of value even to seasoned crowdfunding professionals. And, each episode in the series is designed to be viewed independently of the other episodes, so that participants will enhance their knowledge of this area whether they attend one, some, or all of the episodes.

Future episodes of the series will include webinars discussing angel investing, real estate investing, and raising money for a start-up through equity crowdfunding. Each Financial Poise Webinar episode is delivered in plain English understandable to business owners and executives without much background in these areas.

Jacksonville, FloridaPark Place Communities (PPC) is raising up to $1 million in capital from accredited investors under SEC. Reg. D with as little as $1,000 to finance new large-scale affordable home projects.  The residential real estate company purchases existing mobile homes with funds raised through crowdfunding, renovates them and then sells them to qualified buyers using five-year amortized mortgages. The first round of financing will be used to renovate more than 125 units.

“The home buyer makes monthly payments for five years at 12-percent interest,” said Andrew Lanoie, Park Place Communities’ CEO. “This allows home buyers to purchase the mobile home for about the same monthly cost as renting an apartment.”

PPC is currently raising money via IHT Realty’s Real Estate Crowdfunding Portal. The real estate crowdfunding site helps individual sponsors raise capital for their acquisitions and will be assisting PPC’s customers in securing funds as it looks to expand its operations by acquiring an additional 15,000 to 20,000 mobile homes over the next few years.

“There is a huge demand for affordable housing right now and there are not enough parks to fill that void,” Lanoie said. “Right now, there are roughly 50,000 affordable housing parks in the United States.”

As the U.S. population continues to increase, the need for affordable housing will continue to rise. It’s simple supply and demand. In 2013, there were close to 2.3 million births added to the U.S. population, but less than 1 million new homes were constructed.

And with housing costs projected to rise by 5.4 percent from July 2016 to July 2017 — according to a study by CoreLogic Home Price Index — mobile homes are becoming a practical alternative.

“As the wage gap in the United States widens, there has been a shift towards lower paying jobs, which leads to an increase in demand for affordable housing,” Lanoie said.

According to the most recent report by the Social Security Administration, 36 percent of U.S. wage earners make less than $20,000 per year and 50 percent earn less than $30,000 per year.

“With 10,000 Baby Boomers retiring every day, 47 percent of which don’t have any retirement savings,  affordable houses are their last opportunity of home ownership,” said Dan Summers, IHT Realty’s, CEO.

PPC currently owns 13 affordable housing parks in eight states with nearly 1,000 total home pads.

The company is building a $1 million mortgage pool to issue fixed-rate mortgages to buyers. It is offering a debt investment opportunity secured by a first lien, which is also backed by a corporate guarantee with a 10 percent interest rate paid to investors.

“Mobile home parks are one of the most stable and predictable investments during a recession and recovery and contrary to popular belief, mobile homes are not really mobile,” Lanoie said. “It costs over $3,000 for a resident to move their home out of a park, which is the reason 98-percent of mobile homes will remain in the same location.”

The properties in the Portfolio were acquired concurrently by the Sponsor. Combining these assets into a single portfolio may produce several key benefits for ArborCrowd Investors:

  • Market Diversity: Investing in multiple markets balances varying economic drivers for each property and reduces potential risk.

It’s true technology often eliminates certain jobs and opportunities or makes individual sectors obsolete. But, it’s equally true that technology which successfully disrupts an existing system, idea or sector, also creates new opportunities, benefitting all those areas across both tech and non-tech sectors.

Disruptive Start-Ups

The birth of crowdfunding – a financial services disrupter itself – has undoubtedly helped increase the pace at which new technology is being introduced to the world across a variety of sectors. One look at the numbers – the Crowdfunding industry was worth £34.4 billion in 2015, up from just $2.7 billon in 2012 – highlights how quickly crowdfunding has grown.

The details of crowdfunding give some indication as to why it’s grown so quickly. The creation of an easily accessible system has given potential investors from all levels of wealth and uncountable backgrounds access to a world of opportunity to collaborate with entrepreneurs.

Not only has crowdfunding created an arena for entrepreneurs to find the right supporters for their often very niche ideas, it has given investors more opportunity to operate in the way they want, supporting their preferred sectors. This is one of the key reasons crowdfunding has been successful. Other success factors include:

The Perfect Match

Given crowdfunding’s history – a brief one to be sure – the use of crowdfunding sites by technology start-ups seems to be the perfect match. And in many ways it is.

Provided all the required pitch details are submitted and no regulatory problems are found, pretty much any type of business can seek investment on an online crowdfunding platform. This means a global audience – in many cases – is able to access and research anything that really excites their curiosity and really seems like the perfect investment opportunity for them.

Of course, nothing’s perfect and such is the case with start-ups, disruptors and even crowdfunding. Sometimes even if a pitch successfully raises its funding, it doesn’t go ahead. Sometimes mistakes are made and sometimes the wrong investors get on board.

But, the agility of crowdfunding – something many firms in the pre-2008 world were sorely lacking – allows it to make changes and introduce safeguards that stop it from happening again, where possible.

This is kind of the same situation new technology finds itself in; it works to make changes to improve existing systems or rectify what some innovators consider mistakes, or flaws in systems at conception.

Real Estate Developers Returning to RealtyShares to Crowdfund Additional Commercial Real Estate Projects after Successful Fundraising Campaigns

San Francisco, California – RealtyShares has seen an uptick in repeat offerings from major deal sponsors. Several developers have returned to RealtyShares to crowdfund additional real estate projects after their first successful fundraising attempt, citing ease of use on the platform, consistency and affordability as factors in the decision to return.

Chris Wooten of Own Home, LLC funded his second residential acquisition in Nashville, Tenn., raising $398,000 from investors on the RealtyShares platform in October. Own Home purchases distressed properties and below-market apartment complexes, improving them to potentially meet or exceed market rates.

“RealtyShares provides an easy to use platform for obtaining funds to flip properties at rates lower than many other lenders,” said Wooten. “Closing in ten days gives me the leveraging tool of speed to close, making my offer more competitive than others.”

Austin, Texas-based GJS Capital Ventures funded its second deal with RealtyShares as well, raising $111,000 for a single-family home. GJS is specialized in turning non-performing residential properties into performing, low management assets in the Texas real estate market.

“I used RealtyShares again after my first flip because of how easily they closed the first file,” said Greg Saunders of GJS. “Once they had my paperwork it was as simple as finding another property. One big advantage of RealtyShares is their consistency as your lender once you have pre-qualification in place, while private and hard money lenders can get cold feet and back out.”

Also tapping into the Nashville real estate market, Devan McClish of Olympus Developments, LLC, closed his second residential fix and flip just one month after his first deal, for a combined total of $310,000 raised.

“RealtyShares was easy to deal with, especially after they had all of my information from the first time around,” said McClish. “It’s a quick and easy way to fund renovation deals, and the interest and points are much lower than any hard money lenders in my local market.”
